What we take care of for you

Preparation

  • Documents: land registry extract, cadastral data, energy certificate, proof of IBI and community payments
  • Clearing up open issues before a buyer asks
  • Coordinating keys and viewings

Offers and contract

  • Assessing offers from buyers and estate agents
  • Checking the reservation and purchase contract with a lawyer
  • Communication in Spanish on your behalf

Notary and taxes

  • Notary appointment, by power of attorney if you prefer
  • The municipality’s capital gains tax on land (Plusvalía)
  • Tax return on the gain from the sale via a gestoría
Important: We are not estate agents. We do not broker properties, we take no commission from sellers or landlords, and we work only on your behalf. Legal checks are handled by an independent Spanish lawyer, taxes by a gestoría.

Good to know for sellers without residence in Spain

If someone without tax residence in Spain sells, the buyer withholds 3 % of the purchase price and pays it to the Spanish tax office (Hacienda). This is an advance payment on your tax on the gain. If the actual tax is lower, you get the difference back through your tax return. Together with the gestoría, we make sure this is not forgotten.

What it costs

A fixed price based on the scope, depending on whether you find a buyer yourself or sell through an estate agent. After the initial consultation, you receive a written quote.

The notary, land registry, lawyer, gestoría and taxes come on top.

Frequently asked questions

Do you find a buyer for me?

No. We are not estate agents. You can advertise the property yourself or hire an agent. We support you with the documents, contract, notary and taxes.

Do I have to come to Spain for the notary appointment?

Not necessarily. With a notarised power of attorney, someone can represent you.

Who pays the Plusvalía?

The municipality’s capital gains tax on land is usually paid by the seller.
