Moving to Huelva: Costs, Housing, Work and Tips (2026)

By deinSpanien editorial team · Updated on 13.10.2026 · 5 min read

In short: the province of Huelva is the quietest and cheapest stretch of coast in Andalusia, with long Atlantic beaches, the Sierra de Aracena and Portugal right next door. It suits you if you want nature, low purchase prices and little hustle and don’t need big-city life.

At a glance

  • Population: 535,703 in the province, of whom 143,215 live in Huelva city (INE, Padrón 1.1.2025)
  • Rent: 10.1 € per m² province average, 10.7 € in Huelva city (Idealista, September 2026)
  • Purchase price: 1,817 € per m² province average, 1,746 € in Huelva city (Idealista, September 2026)
  • Climate: 18.2 °C annual average and 525 mm of rain in Huelva city (AEMET, 1984 to 2010)
  • Airport: none in the province; Seville (SVQ) or Faro (FAO) in Portugal
  • Who it suits: retirees, remote workers, nature lovers, buyers on a smaller budget
  • Difficult for: frequent flyers, job seekers without Spanish, nightlife fans

Who is Huelva right for?

  • Good: buyers, because property here costs considerably less than on the Costa del Sol or in Cádiz.
  • Good: retirees looking for long beaches and peace without a high-rise coastline.
  • Good: remote workers who want to make use of both Spain and Portugal (Algarve).
  • Good: nature lovers: Doñana, the Marismas and the Sierra de Aracena are on the doorstep.
  • Less so: if you fly often, because it takes around an hour or longer to drive to the nearest airport.
  • Less so: if you are looking for the international community, culture and nightlife of a big city.
  • Less so: if you want to live without a car and don’t live in Huelva city.

Where to live?

Isla Cristina and Islantilla n/a people seeking peace, golfers, retirees
El Rompido (Cartaya) n/a sailors, families, holiday home owners
Sierra de Aracena n/a hikers, self-sufficient living, people escaping the heat

Rents: Idealista, September 2026; no rent figure, but purchase price per m²: Isla Cristina 1,777 €, Islantilla 2,965 €, Cartaya 2,007 €.

What does life cost?

Item Per month
Rent for a 2-room flat (approx. 70 m²) approx. 750 € (Huelva city)
Utilities (electricity, water, internet) 130 to 170 €
Groceries (1 person) 230 to 300 €
Transport 40 € (bus) to 250 € (own car)
Total (1 person) approx. 1,150 to 1,470 €

Rent is calculated from the Idealista price for Huelva city (10.7 € per m², September 2026) times 70; the other items are estimates.

Working

Huelva’s economy rests on industry at the port (chemicals, energy, refinery), on berry farming (above all strawberries) in the west and in the Condado, and on tourism along the coast. The unemployment rate was 9.6 % in Q2 2026 (INE, EPA); it fluctuates sharply because of the harvest season, and in Q1 it was 14.3 %. For newcomers without fluent Spanish there are few permanent jobs, and tourism jobs are mostly seasonal. Huelva is realistic above all with a remote job or as a self-employed person. More on this: Working in Spain and Registering as an autónomo.

Everyday life: climate, health, schools, transport

  • Climate: hot, dry summers with an average daily maximum of 32.7 °C in July and cool winter nights of 5.9 °C in January (AEMET, Huelva Ronda Este, 1984 to 2010). On the coast the Atlantic breeze softens the heat; in the Sierra de Aracena it is noticeably cooler and wetter.
  • Health: public hospitals are the Hospital Universitario Juan Ramón Jiménez and the Hospital Infanta Elena in Huelva city, plus the Hospital de Riotinto for the north of the province. More: Health insurance.
  • Schools: there is no German school in the province; the nearest is the Deutsche Schule Sevilla (German School Seville). More: Moving with your family.
  • Transport: you reach Seville (SVQ) from Huelva city in just over an hour, and Faro from Ayamonte in around 45 minutes via the Guadiana bridge. Trains run from Huelva to Seville and, by Alvia, to Madrid; on the coast you are stuck without a car. Students can find information in Studying in Huelva.

First steps on the ground

  1. Apply for your NIE

Appointments are given by the Policía Nacional (Extranjería) in Huelva city; allow a few weeks’ lead time. Guide

  2. Find a flat

On the coast many flats are rented to holidaymakers in summer, so search from autumn onwards and insist on a one-year contract. Guide

  3. Register at the town hall

You do the Padrón at the Ayuntamiento of the town where you live, for example the Ayuntamiento de Huelva or de Ayamonte. Guide

  4. Open a bank account

You need a Spanish account for rent, electricity and taxes; your NIE and passport are enough. Guide

  5. Health card

With your Padrón and social security you apply for the SAS Tarjeta Sanitaria at the Centro de Salud in your neighbourhood. Guide

Typical mistakes

  • Only visiting a coastal town in August: Islantilla or El Rompido are almost empty in winter, and many shops are closed then.
  • Taking up residence in Spain but in practice living and shopping in Portugal without clarifying the tax consequences.
  • Underestimating the travel time to the airport, especially if family often comes to visit.
  • Not looking at the industrial zone by the port in Huelva city before choosing a neighbourhood.

Which airport is better, Seville or Faro?

For Huelva city and the eastern coast Seville is closer, for Ayamonte and Isla Cristina it is usually Faro. Before moving, compare which year-round direct flights to your home country exist.
