Do you want to rent out your flat in Andalusia or the Canary Islands to holidaymakers? Depending on the location, you need a regional registration, a national registration number and the approval of your owners’ community. We check whether it is possible and support you with the application.

What you need
Regional registration
- Andalusia: entry as a Vivienda con Fines Turísticos in the Registro de Turismo de Andalucía
- Canary Islands: notification as a Vivienda Vacacional under the Canary Islands’ rules
- Many municipalities limit new holiday flats, for example Málaga
National registration number
- Since 1 July 2025, short-term rentals need a number from the Registro Único de Arrendamientos
- Without a number, platforms such as Airbnb are not allowed to show the listing
Owners’ community
- Since April 2025, a new holiday rental in a residential complex needs the approval of three fifths of the owners
- Checking the community rules before you buy

What it costs
We offer the check of whether your flat may be rented out and the support with the applications at a fixed price. We give you the price in writing after the initial consultation, because the effort and the region vary a lot.
Fees for the authorities, the gestoría or a lawyer come on top.
Want to buy a flat to rent out? Check this before you buy. We support you with it: buying a property with support.
Frequently asked questions
Can I rent out any flat to holidaymakers?
No. The municipality, the location, the building and the owners’ community can prohibit or limit it. That is why the check comes first.
Do you take care of the renting and looking after guests?
No. We take care of the permit and the paperwork. For the day-to-day running, we can recommend local agencies if you like.
Do I have to pay tax on rental income in Spain?
Yes. Income from Spanish properties is taxed in Spain, for non-residents via Modelo 210. The gestoría takes care of it.
