Taxes as an owner without residence in Spain
If you are not tax resident in Spain, you usually file the Modelo 210 return for your property every year, even if the flat is not rented out. On top of that come the municipality’s IBI property tax and, depending on the value, wealth tax. We organise this with a gestoría and remind you of the deadlines. More on this in the guide taxes in Spain.
What it costs
A monthly flat fee depending on the property and the scope, for example one inspection visit per month or all-round care. After the initial consultation, you receive a written quote with a fixed price.
You pay tradespeople, the gestoría and third-party fees directly.
Frequently asked questions
Do you rent out my flat?
No, we are not agents. If you want to rent to holidaymakers, we help you with the licence and registration, see holiday rentals.
In which regions do you look after properties?
In Andalusia and the Canary Islands. Whether we visit your property regularly ourselves or work with local partners is something we clarify in the initial consultation.
Do I have to file a tax return even without rental income?
Usually yes: for non-residents’ properties that are used by the owner or empty, Spain assumes a notional income. The gestoría checks your case.
