In short: Marbella is the most expensive town on the Costa del Sol, with an old town, a long beach promenade and a very international population. It suits families, retirees and freelancers with a large budget who are looking for international schools and good infrastructure.

Who is Marbella right for?
- Good: families will find a German school and several British schools in the area.
- Good: retirees have a public hospital in the town and many German- and English-speaking service providers.
- Good: freelancers with international clients, for example in real estate, consulting or trades, will find a well-off target group.
- Good: if you like golf, the beach and the mountains, you have the Sierra Blanca right behind the town.
- Less suitable: if you are planning with an average Spanish salary, you will spend a very large share of it on rent here.
- Less suitable: if you do not want a car, you will only get around well in the centre and in San Pedro.
- Less suitable: if you are looking for peace and quiet, July and August bring packed beaches, party noise in Puerto Banús and traffic jams.

Where to live?
| Area / town | Rent €/m² | Suits |
|---|---|---|
| Casco Antiguo / Centro (Marbella Pueblo) | 22.7 | Life without a car, old town, Spanish everyday life with a market and shops |
| Nueva Andalucía with Puerto Banús | 23.7 | Families near Aloha College, golfers, nightlife at the port |
| Golden Mile (Nagüeles-Milla de Oro) | 27.4 | Very large budgets, villas and complexes between the centre and Puerto Banús |
| San Pedro Alcántara | 20.8 | Families, its own town centre, the cheapest district in the west |
| Las Chapas / Elviria (Este) | 19.0 / 18.3 | Peace and quiet, beach and dunes, only with a car |
Figures are Idealista district averages (September 2026); Idealista counts Puerto Banús as part of Nueva Andalucía, and individual complexes vary a lot. If you want to buy, expect 4,649 € (San Pedro) to 8,331 € per m² (Milla de Oro) plus purchase costs, and with sums like these you should not sign without support with buying a property.
What does life cost?
| Item | Per month |
|---|---|
| Rent for a 2-room flat (approx. 70 m²) | approx. 1,650 € |
| Utilities (electricity, water, internet) | approx. 150 € |
| Groceries (1 person) | approx. 320 € |
| Transport | approx. 150 € (own car) |

The rent is calculated from the Idealista average (23.6 € × 70 m²); the other items are estimates. More under cost of living in Spain.
Working
Marbella lives from tourism, hospitality, real estate, construction and services for wealthy newcomers. German speakers find jobs mainly with estate agents, property management companies, hotels, private clinics and yacht or golf businesses, often seasonal and less well paid than at home. Self-employment with clients from the international community is more stable, for example renovation, help with taxes and paperwork, or care. Remote work with a salary from Germany or Austria is the easiest way to cover the high rents. More under working in Spain and autónomo.
Everyday life: climate, health, schools, transport
- Climate: In January the average daily highs are 16.8 °C, in August 30.8 °C, with 534 mm of rainfall a year (AEMET, Málaga Aeropuerto weather station, 1981 to 2010). The Sierra Blanca also shelters Marbella from the north wind.
- Health: The public Hospital Universitario Costa del Sol is on the A-7 east of the centre and serves the whole western coast. More under health insurance.
- Schools: The Deutsche Schule Málaga is in Ojén above Marbella and goes up to the German International Abitur. British schools are Aloha College in Nueva Andalucía and Swans International School in Marbella. More under with your family.
- Transport: Marbella has no rail connection. Avanza runs directly from Málaga Airport to Marbella bus station, and city buses connect the centre, Puerto Banús and San Pedro. In everyday life a car is almost a must, and on the A-7 and AP-7 there are regular traffic jams in summer and at rush hour.

Common mistakes
- Deciding after a summer holiday: in winter, many complexes in Nueva Andalucía and Elviria are half empty.
- Buying without support: at prices above 5,000 € per m², missing licences or unpaid community debts quickly cost five-figure sums.
- Underestimating the school run: from Elviria to Nueva Andalucía, you often sit in traffic on the A-7 for a long time in the morning.
- Only comparing within Marbella: Estepona, San Pedro or Fuengirola often offer more space for the same money.
Compare: Costa del Sol at a glance, Málaga city, Nerja.
