Moving to Nerja: Costs, Housing, Work and Tips (2026)

By deinSpanien editorial team · Updated on 13.10.2026 · 6 min read

In short: Nerja is a small town at the eastern end of the Costa del Sol in the Axarquía, with cliffs, coves and a large German- and English-speaking community. It suits retirees and remote workers who prefer things quieter than in the west of the coast and can live without a rail connection.

At a glance

  • Population: 22,132 (INE, 1 January 2025)
  • Rent: 15.1 € per m² (Idealista, September 2026)
  • Purchase price: 3,964 € per m² (Idealista, September 2026)
  • Climate: 18.5 °C annual average, 2,905 hours of sunshine (AEMET, Málaga Aeropuerto, 1981 to 2010)
  • Airport: Málaga-Costa del Sol (AGP), around 60 km to the west
  • Suits: retirees, remote work, nature lovers
  • Difficult for: small budgets, life without a car, job hunting outside tourism

Who is Nerja right for?

  • Good: retirees will find a well-established international community with clubs, service providers and many English-speaking contacts.
  • Good: remote workers get small-town life by the sea and can be at Málaga Airport in just over an hour.
  • Good: if you hike, you have the Sierras de Tejeda, Almijara y Alhama Natural Park right behind the town.
  • Good: if you want to practise Spanish, you will find a more Spanish everyday life nearby in Torre del Mar and Vélez-Málaga.
  • Less suitable: if you have little money, you will be competing with holiday landlords for a small number of long-term flats.
  • Less suitable: if you want to live without a car, you depend on buses, as there is no railway in the Axarquía.
  • Less suitable: if you are looking for a big city, cultural life and plenty of permanent jobs, you are better off in Málaga.

Where to live?

Area / town Rent €/m² Suits
Nerja centre / Balcón de Europa 15.1 (municipality of Nerja) Life without a car, restaurants and bars, short distances
Burriana / Capistrano 15.1 (municipality of Nerja) Near the beach, retirees, Capistrano on the hillside with many international residents
Maro 15.1 (municipality of Nerja) Peace and quiet, nature, coves; car needed
Frigiliana n/a Mountain village, peace and quiet, sea views
Torrox Costa 13.0 (municipality of Torrox) Retirees, promenade, a little cheaper than Nerja
Torre del Mar (Vélez-Málaga) 11.4 (municipality of Vélez-Málaga) Smaller budgets, Spanish everyday life, being close to the hospital

Figures are Idealista municipal averages (September 2026); Idealista has not published a rental figure for Frigiliana since July 2026. Purchase prices are 3,964 € (Nerja), 3,290 € (Frigiliana), 3,190 € (Torrox) and 2,249 € (Vélez-Málaga) per m².

What does life cost?

Item Per month
Rent for a 2-room flat (approx. 70 m²) approx. 800 € (Vélez-Málaga) to 1,060 € (Nerja)
Utilities (electricity, water, internet) approx. 150 €
Groceries (1 person) approx. 300 €
Transport approx. 150 € (own car)
Total (1 person) approx. 1,400 to 1,660 €

The rent is calculated from the Idealista averages (11.4 € and 15.1 € × 70 m²); the other items are estimates. More under cost of living in Spain.

Working

Nerja lives from tourism: hotels, restaurants, holiday rentals, the Cueva de Nerja and boat trips. Many jobs are seasonal and end after the summer. German speakers are most likely to find work with estate agents, property management companies and service providers for the international community. Self-employment with clients from the community is more stable, for example trades, care, translation or property care, as is remote work for clients in Germany or Austria. More under working in Spain and autónomo.

Everyday life: climate, health, schools, transport

  • Climate: In January the average daily highs are 16.8 °C, in August 30.8 °C, with 534 mm of rainfall a year (AEMET, nearest normal-value station Málaga Aeropuerto, 1981 to 2010). Water was scarce recently: the La Viñuela reservoir, the main reserve of the Axarquía, was only at around 7 % in January 2024 and back at 93.1 % in May 2026, and the Junta lifted the restrictions (Hidrosur, May 2026).
  • Health: The Centro de Salud Nerja provides GP care and local emergency care. The responsible public hospital is the Hospital Comarcal de la Axarquía in Vélez-Málaga. More under health insurance.
  • Schools: There is no German school in Nerja; the nearest is the Deutsche Schule Málaga in Ojén near Marbella. Children here usually attend public Spanish schools. More under with your family.
  • Transport: There is no train. ALSA buses go to Málaga and Granada, and from Málaga bus station you can continue to the airport. In everyday life, especially in Maro, Capistrano or Frigiliana, a car is almost a must; the A-7 coastal motorway runs right past Nerja.

First steps on the ground

  1. Apply for your NIE

Nerja has no foreigners’ office of its own, so expect an appointment at the Policía Nacional in Málaga and book the cita previa (appointment) early. Guide

  2. Find a flat

Look from the autumn onwards, when holiday flats become available, and insist on a long-term contract instead of a winter let until June. Guide

  3. Register at the town hall

You do the Padrón at the Ayuntamiento de Nerja or in the municipality where you live, for example Frigiliana, Torrox or Vélez-Málaga. Guide

  4. Open a bank account

The big banks have branches in the centre, often with English-speaking staff. Guide

  5. Health card

With your Padrón and social security, you get the card at the Centro de Salud Nerja or the one where you live. Guide

Common mistakes

  • Underestimating the housing market: Nerja has 2,731 holiday flats (INE, May 2026), so long-term rentals are scarce.
  • Mistaking a winter let for a permanent solution: many listings only run from October to May.
  • Deciding after a summer holiday: in winter, parts of Burriana and Capistrano are much emptier.
  • Forgetting the hillside location: many urbanizaciones (residential estates) are hard to reach without a car.

Compare: Costa del Sol, Málaga city, Granada. For retirement, moving to Spain as a retiree is also worth a read.

Frequently asked questions

Is Nerja more expensive than Torre del Mar?

Yes. The municipality of Nerja is at 15.1 € rent per m², Vélez-Málaga including Torre del Mar at 11.4 € (Idealista, September 2026).

Can I manage in Nerja without a car?

In the centre, yes, because shops, beaches and the bus station are within walking distance. For Maro, Frigiliana or hillside areas you practically need a car, and there is no railway.

Is there enough water in Nerja?

In 2023 and 2024 there were restrictions in the Axarquía because of drought. Since 2026, the La Viñuela reservoir has been well filled again and the restrictions have been lifted (Hidrosur, May 2026), although careful use is still encouraged.
